I am interesting in renovating a 1920's craftsman style home. The problem is,its on a flood plain,and once every 30 or 40 yrs the basement floods. I feel like part of the problem is the basement wall on the south side of the house(facing the Grand river) is exposed,and a drive in garage door was installed. I need help designing a moat,or a retaining wall,and need suggestions on what would be the best solution to avoiding any flooding. Shouldnt that exposed wall be closed up w/concrete,and filled?

Hi, perhaps we aren't quite the site you need for something of that technical nature. But as someone in the building trade, I would have thought any opening in a wall like that were flooding is a possibility is asking for trouble. The idea of building a moat is fair but perhaps an expensive solution. Certainly getting rid of that garage door is number one. The wall could be built up and closed. But make sure all the other walls are 'tanked'. ie; sealed with some sort of waterproof sealer. Other than that you can't say. It depends on the severity of the flooding. Peter
